Contour Housing Group Protect Against Fire

New fire safety rules applying to all non-domestic premises in England and Wales came into force on the 1st October 2006. Alongside the Housing Act 2004 the Regulatory Reform (Fire Safety) Order 2005 introduced duties in relation to fire safety in the common areas of HMOs, flats, maisonettes and sheltered accommodation.

For social housing a ‘responsible person (or persons)’ for meeting this Order means the person in control of the premises, Fire safety duties that need to be complied with include :

  1. you must appoint a competent person
  2. you must consult & provide employees with clear & relevant information on risks & preventative measures identified by the fire risk assessment
  3. you must inform residents and workers about risks and fire safety procedures
  4. you must co-operate & co-ordinate with other responsible persons who also have premises in the building
Property Tectonics were appointed by Contour Housing Group to carry out fire risk assessments of 500 common areas of housing blocks, sheltered and supported schemes throughout the North West. The inspections were completed in six months and the risk assessments, together with prioritised, quantified and costed recommendations is being made available over a web based database. Having worked alongside social housing landlords for many years pt appreciated that they require hard information, in a useful format, so that an action plan can be prepared to help them produce specifications and issue orders for remedial work.
