Landlord & Tenant
pt are extremely experienced in Landlord and Tenant matters; particularly ‘dilapidations,’ where building owners and occupiers have a legal liability for the condition of the property they own or occupy. This experience includes acting for and on behalf of both Landlords and Tenants, in the preparation or defence of Dilapidations Schedules for commercial, retail and industrial properties. pt can also make recommendations and give strategic advice on the implementation of dilapidations strategies to maximise the value of property assets or limit and mitigate liability under Lease Agreements.

Dilapidations negotiations can be very complicated, involving legal, building and valuation knowledge and pt can provide advice and ensure that both Landlord’s and Tenants are fully aware of their liabilities and responsibilities.

Party Wall & Neighbourly Matters
pt are experienced in acting for both ‘Building’ and ‘Adjoining’ owners in respect of Party Wall Notices and other neighbourly issues.

By providing specific advice to developers and building owners or occupiers of commercial and residential properties on the exact requirements of the Party Wall Etc Act 1996, due consideration and planning is given to the need to serve the required Party Wall Notices. This enables a development to commence without unnecessary and costly delays, which may occur if due consideration to party walls is not given.

pt can also act for an ‘Adjoining’ owner providing the advice necessary to protect and safeguard the adjoining building when development works are being undertaken by neighbours.

In addition to the above, expert advice can be provided on the need for building owners and occupiers to put in place Scaffold Licences, Oversailing Licences and Rights to Light to facilitate building and development programmes.

Fire Insurance Valuations
pt can undertake valuations of property for insurance purposes to ensure that a property is properly and adequately insured in the event of the property being destroyed or damaged by fire or other peril.

An accurate insurance valuation is vital to ensure that there is adequate protection for the property asset and that insurance premiums are not excessive.

Expert Witness
