pt were appointed by Trafford Housing Trust to undertake annual fire risk assessments and prepare fire risk assessment reports in respect of Trafford Housing Trust’s high-rise tower blocks, sheltered schemes, houses of multiple occupation, low rise residential blocks and their head office building. In total, eight tower blocks have been assessed, ranging from 15 storeys in height up to 25 storeys; twenty-one sheltered schemes, consisting of a range of between 25 and 70 self-contained residential flats; 5 HMOs each typically providing accommodation for 2-3 residents; circa 280 low rise general needs blocks and one head office building. Property Tectonics have recently (early 2018) completed Type 4 risk assessments of the eight high rise blocks.
The assessments are undertaken in accordance with the RRFSO 2005 and adopted the methodology of the PAS 79 guidance and approach to fire risk assessment. In addition to the written reports, we also provide photographic evidence of actions noted within the action plan in order to assist Trafford Housing Trust and their approved contractors when addressing the actions, specifically so in relation to any building fabric fire safety requirements or defects.
